Hey there, I’m Josh Hudson, a guy who’s spent years knee-deep in the worlds of real estate, personal finance, and relocation.

I built this blog because most people only learn money and homeownership lessons after they’ve already made an expensive mistake. I’d rather help you skip that part.

The Start of the Journey

When I left the military in 2015, I had no idea what was next. I thought becoming a police officer made sense. I even worked briefly at NASA as a security police officer, but after a month, I realized that chapter wasn’t for me.

I switched gears into selling cars and discovered I actually loved helping people make big financial decisions. That’s where my passion for real estate and money really started to take shape.

Then I came across Cody Sperber (The Clever Investor) and went down the rabbit hole of real estate investing. Wholesaling, flipping, rentals, short-term deals—you name it. The more I learned, the more hooked I became. Real estate wasn’t just about property; it was about building wealth through smart decisions.

Getting My Hands Dirty in Real Estate

From 2018 to 2025, I held my real estate license in Virginia. During those years, I helped people buy, sell, rent, and invest while learning the ins and outs of how this business really works.

I’ve worked deals from both sides—as an agent and as an investor—which gave me a 360-degree view of the real estate world. I’ve been involved in wholesaling properties, flipping homes, and navigating complex transactions that most people never see behind the scenes.

My real-world experience in real estate, personal finance, and property investing is what fuels this blog today.

Why I Created This Blog

Buying or selling a home is one thing.
Understanding the money behind it is another.

This blog is my way of simplifying that entire world. It’s a place to learn about real estate, money, and moving from someone who’s actually done it, not just talked about it.

Whether you’re:

You’ll find practical, experience-based advice here. No fluff. No filler. Just real stories and real takeaways from years in the trenches.

Outside the Blog

When I’m not writing or diving into the housing market, you’ll usually find me in the gym, running or shooting pool in my local APA league.

I split my time between Southern Maryland and Virginia, catching up with family, exploring local spots, and finding new places that feel like home.

I like to think of it as market research… with better scenery.
